We are seeking a General Manager to manage the operations of Vantage Resort Realty (Vantage). This role will be responsible for ensuring optimum performance and continual growth of both the Retail and Wholesale divisions.  This position coordinates, directs, and manages all Vantage employees and operations to achieve profitability, owner and guest satisfaction, and efficiency while maintaining brand standards and upholding the Vantage mission.

 

Position Goals and Responsibilities:

  • Manage the business initiatives of Vantage through process management.  Creates, implements and maintains business processes and related policies and procedures:
    • Oversee staff at various operational levels
    • Develop sales strategies to support and exceed inventory goals
    • Review guest and client surveys to ensure 100% satisfaction, monitoring:
      • Client - Accounting; Property Care; and Reservation concerns
      • Guest - Guest interactions and property feedback concerns
    • Perform property inspections to ensure brand standards are being met and to provide suggestions to maximize rental revenue
    • Perform duties in all aspects of operations whenever needed

 

  • Develop and implement forecasted goals and budgets for both inventory and revenue, - monitoring performance to track growth and opportunity:
    • Track EBITDA to ensure team is on target to meet and exceed projections
    • Prepare property forecasts and budgets
    • Monitor reservations to track goals and identify low-performing properties
    • Develop reporting to analyze and track performance metrics for the Vantage team to track:
      • Inventory added to the Portfolio
      • Client Satisfaction and Retention
      • Call Volume and Reservations
      • Work Orders- Opened, Completed, and Outstanding

 

  • Build partnerships to promote the Vantage brand through marketing and new business development, creating an external network to draw upon.  Work internally with business partners to promote the Vantage  mission:
    • Develop and execute detailed Marketing strategies to target investment property owners to list their property in the Vantage portfolio
    • Partner with Business Development Team to roll-out sales initiatives
    • Attend sales calls to promote the benefits of Vantage’s Rental Program vs. competitors
    • Remain up-to-date on current and prospective additions to the property portfolio
    • Develop realistic “out of the box” ideas to set Vantage apart from the typical vacation rental program
    • Maintain relationships with local community and key people to increase company’s visibility within the local market
    • Work with Condo Associations to develop and maintain relationships with onsite rental management
    • Identify areas of process improvement and leverage best practices by working with appropriate corporate resources as necessary

 

  • Identify, recruit and hire top talent to successfully drive business goals.  Manage performance to promote a culture of excellence and growth, developing staff to operate independently of supervision:
    • Work with Enterprise shared services team to develop Standard Operating Procedures (SOPs); Customer Experience Training; Employee Policies and Procedures; and Employee Compensation
    • Maintain the highest quality of staff through effective recruiting, hiring, retention, coaching, succession planning and training
    • Partner with Corporate Recruiter to identify qualified applicants
    • Help create a fun and inviting work culture that matches our corporate goals
    • Motivate and provide direction to all employees
    • Communicate all policies and procedures to entire staff. Conducts regular meetings to provide various information including company communications, policy reviews, local property activities, goals, etc.
    • Adhere to federal, state and local laws employment related laws and regulations.
    • Conduct coaching/counseling sessions; performance evaluations; prepares performance improvement plans, disciplinary documentation; conducts terminations.
    • Ensure that employee related issues are resolved in a manner consistent with company policies.

 

 

Qualifications:

To be considered for this position all candidates must have the following:

  • Bachelor’s Degree in Business Management or Business Administration, required; Masters in Business Management/Administration, preferred
  • A minimum of 7 years of experience in Management, preferably in the Hospitality and/or Real Estate industry
  • Ability to obtain required MD Real Estate license within 90 days of hire, with subsequent states and operations being added immediately thereafter
  • Ability to travel to Vantage existing and new locations based on business needs
  • Must be proficient in Microsoft Suite, additional computer skills a plus
  • Thorough working knowledge of the composition of Real Estate Leasing documents with ability to review Listing Agreements and Leases with Investment Property Owners and Guests
  • Demonstrated passion for excellence, a love for service, and innate grasp to plan, implement, evaluate, and continually improve operations
  • Ability to create a positive work environment by maintaining the highest level of ethics and integrity consistent with applicable regulatory standards and corporate values
